A white TPO commercial roof with an HVAC curb and drains

Commercial roofing in the county runs on membrane: TPO, torch-down, modified bitumen, and the occasional coating system over a serviceable field. The valley floor carries the biggest concentration of it, the warehouse and light-industrial stock in Kent, Tukwila, and Auburn, plus retail and office flatwork everywhere else.

What commercial work covers

  • Leak repair and service calls, the steady work: penetrations, seams, drains, curb flashings
  • Recover and replacement, new membrane over a sound substrate or a full tear-off when the system is done
  • Coating systems, a serviceable roof can get meaningful extra life from the right restoration coating
  • Maintenance programs, scheduled inspections and drain clearing that keep small failures from becoming tenant problems

What separates a real commercial quote?

Moisture assessment before the number. A roofer quoting recover-over should be able to say what's under the current membrane, wet insulation or deteriorated decking buried under a new system is money spent twice. Core cuts or a survey are how serious outfits establish that. Any bid that skips it is priced on hope.

What should a quote include?

The existing system identified, substrate condition established, the proposed system with thickness and warranty term, drainage and ponding addressed, penetration and curb detail scope, work phased around occupancy where the building stays open, and whether the work needs engineering sign-off under the local permit rules.
